| Why Michigan |
|
The city of Detroit and the Michigan region are being reinvented for the 21st century. This requires massive transformation, collaboration and innovative thinking. Like all big cities, Detroit has faced serious challenges for some time, but it is now at the tipping point of being able to benefit from its stress. The region knows how to make and move things and is harnessing its diverse talents, opportunities and natural resources to recreate its future. The elements are there and for now we focus strongly on the strong demand for property in popular areas outside the city where it is really booming for cashflow and secure for the long term.
The Economy
Even during these challenging times, the Detroit region is the economic powerhouse for the entire state of Michigan and the nation. It ranks seventh in the total number of business established nationally. Detroit is the strongest link in the longest common border in the world – the U.S./Canada border, and trade between Ontario and Michigan is more than $100 billion annually. With two major airport facilities, over 25,000 acres of developable land and supportive community leadership, the region has the potential to become a world-class aerotropolis. As well as that, emerging sectors have so far brought in over $1 billion in new investments in Oakland County alone. The Detroit region has the eighth largest population (4.5 million) and It is the 12th wealthiest metropolitan area in the United States. Over the past decade, more than $15 billion has been invested in the downtown area by the private and public sectors, building two new professional sports stadiums, live theatre and opera venues, gaming casinos and hotels, new offices, residential buildings, retail centres, restaurants and nightclubs.

The People As a result of these investments, the character of downtown Detroit and its neighborhoods has fundamentally changed, and more people are moving to the area. Today, the area has the eighth largest population (4.5 million) and the average income in Detroit is $59,300; higher than the 2006 census trend projection of $44,600. Of the new downtown residents, 83 percent have a college degree or better, compared with the national average of 26 percent. One-third of these new downtown residents have a masters or other professional degree, compared with the national average of just 10 percent.
