Establish LLC

When you have decided to proceed with purchasing a property in Michigan, we will introduce you to our accountant so you can establish a “Limited Liability Company”. This will be the legal entity that purchases the property.

Establish Trust Account with Property Management Company or US Bank Account

Cash Flow Gold has an employee who works in the offices of our property management company. They will notify the property management company that you will be purchasing a property and have them establish a trust account in the name of your LLC. We will ask you to transfer a small amount to this account, which can then be used by you to make an offer on a property and to pay for a property inspection when required.

Provide Proof of Funds and Passport.

When making an offer on a property, the bank will require both of these documents. We ask that you provide them to us early, so we have them to hand when needed (bearing in mind that due to time differences could be at 2am.)

Source Property

We will source properties for you that meet your criteria. When we find a property that stacks up on paper, we will visit the property, along with a refurbishment estimator and property management consultant. We will video the property and surrounding area, and take photographs. We will then determine if the property is of sufficient quality and meets our strict criteria.

Present Property

When we find a property that is suitable for you, we will present it to you exclusively for your evaluation. We will ask you to move quickly on the property, as it will be live in the open market.

Make Offer

If you wish to purchase the property, we will help you to make an offer to the realtor handling the property. At this time we recommend transferring money to your trust account sufficient to cover cost of settlement, and at least half of the refurbishment costs.

Arrange Property Inspection

Once your offer is accepted, we will arrange for a formal property inspection. This will be sent to you with a quote for the refurbishments to the property. If you are happy to proceed, we then move to the next step, otherwise we cancel the offer and return to looking for more property for you. Please see an example of a property report here

Settle

Once you are happy to proceed with a property, we arrange settlement with a Titles office.

Refurb On Open Market Homes

We arrange for the refurbishment team to commence work on your property. We supervise all aspects of the refurbishment to ensure satisfactory completion.

Rental Managers

We list your property with the property managers who will begin sourcing tenants for your property.

City Inspections

In Michigan, property for rent must be inspected by the city to ensure it reaches their standards. We arrange for this inspection and meet the inspectors at the property.

Hand Over

Once Tenants are established in your property, we hand management over to the property managers, however we continue to supervise the performance of them, and your property.
